There are typically three solutions to remedy your clogged drains or problem sewer:

  1. Spot Repair or Sectional Repair
In the unfortunate event that your sewer or drain cannot be cleared, we can help you with that as well.  Perhaps a spot repair or a section of pipe should be replaced.  We will diagnose the problem and fix it right, the first time.
  2. Trenchless
If your entire sewer line is failing, new trenchless technology could be a great solution.   Your deteriorated sewer can be rehabilitated to like new condition with only one or two small holes.
  3. Complete Replacement

The three stages to sewer damage:

1. Roots have entered the sewer system,
causing partial stoppage. This can     usually be spot repaired.
2. Roots have clogged the sewer system     causing serious damage. This can     normally be fixed by replacing a section
    of your sewer.
3. Roots have caused the sewer to collapse or have severely damaged the pipe. This usually causes a catastrophic stoppage. Sewer rehabilitaton will be required.

FREQUENTLY ASKED QUESTIONS

What is trenchless sewer pipe replacement?
We are able to replace the pipe without digging up the entire area of the pipe. We actually rehabilitate the old pipe using using Perma-Liner technology. The new pipe is guaranteed by the manufacturer for 50 years!

Why use trenchless pipe replacement rather than the traditional replacement
of the old pipe?

Normally, it costs less and is just as reliable as the replacing the pipe with similar material. Additionally, existing pavers, patios and landscaping are minimally disturbed.  Only by inspecting the pipe can we determine your best option.

How long does it normally take for either traditional or trenchless
pipe replacement?

Typically, a trenchless solution involves at least a day of prep work and a day of rehabilitation work.  A traditional solution takes longer, as more digging is required.  The traditional method of sewer repair or replacement can take a week or longer.

What is the best method to determine what my sewer problem is?
You should have an inspection to determine the scope of the work needed. We will
use a video camera to determine the pipe condition and advise you of any repairs required.

Do you clear drains?
Yes, we do.  We provide free estimates for sewer stoppages.

Can you fix a sewer break in the street?
A break in the street may be the city's responsibility.  Gene Johnson Plumbing can fix your sewer from the house to the city connection.

What areas do you service?
We provide services in the greater Seattle area.

How big of a tankless water heater will I need?
We evaluate your specific needs and make a recommendation. As a guideline, the smallest unit (20 H x 14 W x 6 D) will supply hot water to one shower and one appliance simultaneously.  A larger unit can handle up to four showers at once.  Multiple units can be installed to handle any capacity.

Can I install the tankless water heater myself?
The tankless water heater should be installed and serviced by a licensed plumber
or service technician.  The manufacturer voids the warranty if the unit is installed by an unlicensed person.

Where do you install the tankless water heater?
The tankless unit can be installed almost anywhere with access to adequate air ventilation and where the heater exhaust can be vented to the outdoors. If you are replacing your current heater, we normally install the tankless where the old water heater is located.

Are there any special venting requirements for the tankless water heater?
Yes, you must use a dedicated, approved stainless steel vent pipe for the entire
exhaust run.

Will I have instant hot water at all my faucets and showers once I have installed the tankless water heater?
No, the water still needs to reach your faucets. For instant hot water, you need a recirculation pump.

Can I use a recirculation pump?
Yes. Recirculation pumps must be sized properly.  Gene Johnson Plumbing can help you determine which one will be the best fit for you.

How long does a tankless water heater last?
The average life is between 15 to 20 years. This is compared to a 6-10 year lifespan of a traditional tank water heater.

Why does my toilet overflow when I run my washing machine?
The lowest plumbing fixture in the house can overflow when another fixture is draining if your drains are plugged.  Most likely the main drain is plugged or the septic tank needs to be pumped, or there is a break in the sewer pipe outside.
